Dear Spencer:

Thanks for your card. I hope that you will return fully air conditioned.

 You know how, for a long time, I have been trying to bring you and Harmon Swart together. You will see from the enclosed copy of my letter to him, that I have eliminated 47 states and confined my search to Florida. Harmon and Mrs. Swart are vacationing at their Florida home, 166 Bal Bay Drive, Belle Harbor. I have asked Harmon to drop you a line giving his telephone number. From there you are on your own.

 I thought you would be interested in the enclosed clipping showing the percentage of the real estate tax in the total budget. I heard the mayor state over the radio that the real estate tax was once as high as 85% and has fallen to 45%.

 Ivan and Gladice have invited me for dinner this evening.
